Let’s face it: COVID-19 has forced the world into a new way of travel — local travel that is. With vacation rentals at an all-time high, there has never been a better time to consider becoming a short-term rental host. While competition can be stiff, there are a few simple ways to ensure your rental is elevated to Superhost status right from the get-go.

We turned to our network of expert hosts for their insider views on building the perfect pre-listing checklist to ensure you don’t miss a thing— while focusing on improving your bottom line. Consider treating your listing like a boutique hotel, what amenities would you expect to find? While it may require a bit of an investment upfront, extra touches to elevate your listing will pay off when you soar to Superhost status (which requires a 4.8 overall ranking) and land repeat bookings.

If you’re interested in becoming a host on Airbnb, VRBO or the likes, here is the ultimate list to optimize your short-term rental for success in a post-Covid world:

Bedroom Classics

  • Bed frame with thick mattress, preferably 10”  or more

  • Bedding, including white pillowcases, sheets, duvet, and a comforter

  • Extra blankets for added coziness

  • Wide dresser or closet storage

  • Nightstand with a reading lamp

  • Full-length mirror

  • Tasteful art, preferably muted in tone

Pro Tip: You want the room to feel inviting, so above all else, invest in simple, but high-quality white sheets. This gives the room a hotel feel that guests are often looking for. We also recommend mentioning the size of the bed in your listing, is it a queen...a king? Guests love to know the exact amenities available.

Bathroom Must-Haves

  • 2 Bath towels per guest

  • 2 Hand towels per guest

  • Premium hand soap

  • Premium shampoo, conditioner and body wash

  • Toothpaste and floss

  • Disposable toothbrush and disposable cups

  • Hair dryer

  • Air freshener

  • Extra toilet paper

Pro Tip: Adding little luxuries like premium hand soap or branded shower products may not be necessary, but it will certainly be noticed by guests. Any extra amenities that are often found in hotels add a touch of luxury to your stay — and likely an additional star on your review.

Kitchen Necessities

  • Plates, bowls and cutlery

  • Pots, pans and a variety of cooking utensils

  • Water glasses

  • Wine glasses

  • Wine/beer opener

  • Can opener

  • Toaster

  • Coffee machine, tea kettle and mugs

  • Basic spices (salt, pepper)

Pro Tip: One of the things that guests love about the ease of rentals is the ability to cook while on vacation, rather than eating out each meal. Ensure your kitchen is well-stocked and everything has a logical place to help boost your rating. Additional tip: add labels on every door and drawer in the kitchen, so guests know exactly where to find things.

Living Room Ready

  • Sofa bed/futon for additional sleeping capacity

  • Coffee table

  • Additional lighting

  • Smart TV and a bluetooth speaker

  • Pillows and blankets

  • Puzzles and board games

  • Magazines or books

Pro Tip: The living room tends to be the most oft ignored room by hosts, yet is one of the most utilized rooms by guests. Add a touch of coziness with attention to detail — pile on the pillows and soft throws, add additional lamps for warm lighting, and a plush rug for underfoot. Take it one step further by adding a personal touch with some unique artwork.

Superhost Extras

  • Use a digital guidebook to share essential info and local recommendations

  • Offer self-checkin with a digital keypad

  • Create a snack basket from small businesses

  • Leave coffee beans from a local brewer

  • Gift guests your favorite bottle of wine

Pro Tip: One of the easiest ways to elevate your guests' experience is by providing a digital guidebook that your guests can access before they even arrive. In addition to covering all the basic house information and rules, stand out by including a curated collection of local recommendations — so guests can experience the best of the best in the area. If you’d like an expert to handle this for you, use Folio’s digital guidebooks to provide curated information to your guests in their pocket — all by sending a single link to their phone.

At the end of the day, the key to reaching Superhost status is providing an upscale experience by anticipating your guests needs. If you are as prepared as possible prior to guests arrival, as well as pay attention to the small details — you’ll be well on your way to running a successful short-term rental in no time.
